Fast-track planning application service

The fast-track planning application service is an optional service that significantly speeds up the administration and review of certain types of planning application.

Faster processing ensures a swift review of your application, without impacting upon the recommendation or decision.

The following fast-track services are available:

  • The determination of householder lawful development certificate applications within 21 days following receipt of the fast-track fee. 
  • The determination of householder prior approval applications within 28 days following receipt of the fast-track fee.

How to apply

Requests for the fast-track service should be made through our web-form immediately following the submission of your planning application through the planning portal.

Each request will be individually assessed, and confirmation will be provided as to whether we can offer you the fast-track service before we consider your application. We reserve the right to refuse requests subject to availability of resources, and the complexity of the application. 

If we accept your request, you will be required to make payment within one working day. If it is not received within this period, we reserve the right to refuse the request.

Fast-track services and costs

Our fast-track charges are shown in the table below and are payable in addition to the statutory application fees payable under the Town and Country Planning (Fees for Applications, Deemed Applications, Requests and Site Visits) (England) Regulations 2023.

Fast track payments can only be made once we have received and accepted the fast-track service request. We will send you details of how you can pay.
