Invest in Hillingdon
Connected for business, made for living. Discover London's gateway to the world with its thriving economy, flourishing landscapes and incredible history.
With 67 award-winning Green Flag parks, the most held by any local authority in the country, extensive and ancient green spaces like Ruislip Woods, the Grand Union Canal, lakes, and the Colne Valley Regional Park, there's ample space to relax, exercise and connect with nature.
Hillingdon is home to Uxbridge Metropolitan Centre and five district town centres, including Hayes, Yiewsley and West Drayton. The thriving town centres provide a vibrant shopping scene, nighttime economy and leisure facilities, with a mix of high street chains and local independent businesses.
Hillingdon has very strong strategic transport links, containing Britain's busiest airport and hub connector, Heathrow. There is access to central London via the Metropolitan, Piccadilly, Central and Elizabeth Lines and national railway services. There is also direct access to the M4, M25 and M40 motorways.
Hillingdon has a rich history of innovation and industry, where brickmaking and vinyl record production flourished in the 19th and 20th centuries.
Today, the diverse economy includes well-established sectors such as aviation, logistics and healthcare, while data centres, film studios, and the hospitality sectors are beginning to significantly invest in the area.
It hosts Brunel University at the heart of the borough, leading the way in life sciences and engineering research, Stockley Park business park further south, and remains richly connected to its past through the newly restored Battle of Britain Bunker with its state-of-the-art exhibition and visitor centre.

The council has begun developing its new Local Plan and will conduct an options consultation in spring 2025 to set a new vision for the borough. The council has also undertaken a call for sites and is reviewing potential development opportunities.
The regeneration of Uxbridge town centre is a key focus, with a new vision being prepared to drive investment and encourage the growth of residential, leisure and business. Key opportunities in Uxbridge include diversifying land uses, reconnecting the town centre to surrounding neighbourhoods and green space and addressing housing needs. A consultation on the draft vision will take place in summer 2024.
Opportunity sites:
- Uxbridge town centre - we are looking to reposition Uxbridge as a key commercial hub in West London and will launch engagement on the new Uxbridge vision later in the summer/autumn.
- Hillingdon Circus - underdeveloped areas of land with lots of potential for improvements. Well positioned with excellent transport links to the A40, Oxford Tube and underground network.
- Stockley Park - one of the foremost business parks in Europe, home to major multinationals, and a stunning country park and golf course, with access to key road links, the Elizabeth line, Heathrow Airport and Hayes opportunity area.
- Hayes town centre and canal side - vibrant and well-established town centre with lots of new development and many more in the pipeline linked to the arrival of the Elizabeth line, historic industrial past and position on the famous Grand Union Canal.
- West Drayton and Yiewsley - industrial heartland with huge potential due to its transport links, canal side living and Elizabeth line station.
Grays Road, Uxbridge - A former RAF residential site the council recently acquired the land previously used by the Ministry of Defence to house serving personnel, for future development. We will now explore plans to transform the area and provide new affordable homes.
